Yes, owners may use the property for up to 21 days per year, within the set parameters highlighted in the agreement.
That’s the beauty of it - As Dubai's leading property management company, VibeRent ensures that guests are carefully vetted to maintain the integrity of your home. We conduct thorough inspections before and after each stay. In the rare event of damage, we manage all aspects of the situation, ensuring swift resolution. Additionally, Airbnb’s Host Guarantee provides global protection against damages during stays. We also implement our own safeguards, such as guest deposits, to further mitigate risks.
VibeRent signs a 12-month agreement with property owners, which includes a cancellation and exit clause to ensure flexibility and clarity for both parties.
VibeRent is committed to maximising your property's rental potential, aiming for the highest occupancy rates possible. In Dubai, where tourism thrives, occupancy rates typically exceed 80% per year.
Utilities such as DEWA and Wi-Fi are the owner's responsibility. VibeRent can pay these on your behalf, with the costs deducted from your rental income.
The owner is responsible for service charges. Vacation home rental management companies cannot cover these costs on the owner's behalf.
Yes, valid homeowners insurance is required to protect the owner, guests, and property. The fees are minimal, and we can recommend a reputable provider.
Housekeeping and cleaning fees are collected from guests at the time of reservation. VibeRent manages all cleaning and housekeeping services on your behalf.
Yes, there are two tourism fees charged by the DET: an annual unit permit fee and a nightly occupancy fee.
Annual DET Unit Permit Fees:
- Studio/1 Bedroom: 370 AED
- 2 Bedrooms: 670 AED
- 3 Bedrooms: 970 AED
- 4+ Bedrooms: 1,270 AED
Nightly Fee: 10 AED per bedroom per night occupied. For instance, a 1-bedroom property occupied for 20 nights in a month incurs a fee of 200 AED (20 nights x 10 AED/night).
The onboarding process involves 8 steps, typically taking 2-3 weeks, though it can be expedited if needed.
The owner is responsible for furnishing the property. VibeRent offers furnishing packages (Essential, Lifestyle, and Elegant) and handles styling and coordination of any required maintenance.
The owner’s responsibilities include:
Signing the management agreement and providing necessary documents
Connecting utilities (DEWA or Wi-Fi)
Securing homeowners insurance (if not already in place)
Approving outfitting costs
